Fireplace upgrades and custom fire pits in Sammamish.

We handle fireplace installation in Sammamish and fire pit installation for homes across the plateau, from Pine Lake and Beaver Lake to Klahanie, Sahalee, and the Trossachs. Much of Sammamish was built from the 1980s on, so our work is usually upgrading an existing gas fireplace, adding one to a family room, or building a fire feature for a big backyard.

Upgrading the fireplace you already have.

A lot of plateau homes came with a builder’s gas fireplace or a wood-burning box that rarely gets used. Fireplace insert installation or a full replacement gives you a better flame, more heat, and a remote or thermostat. Bonus rooms and basements that never had a fireplace can take a direct vent unit, or an electric fireplace if venting is awkward.

Fire pits and outdoor rooms on the plateau.

Sammamish backyards tend to be generous, and many already have a patio waiting for a focal point. Our fire pit installation ranges from boulder fire features and linear fire pits to full outdoor rooms with a fire table and seat wall. We plan the gas run around mature landscaping and irrigation lines so the yard looks the same when we leave.

HOA reviews, permits, and upkeep.

Many Sammamish neighborhoods have an HOA that reviews exterior projects. We supply the specs and drawings they ask for, then file the city permit through MyBuildingPermit. Once everything is running, fire pit maintenance and gas fireplace maintenance keep it that way, and gas leak repair is there if you ever smell gas near an appliance.

Questions from Sammamish homeowners.

Short answers to what people in Sammamish ask us before the first visit.

Question 1 of 4

My HOA has to approve a fire pit. Can you help?

Yes. We provide product specs, a site plan, and clearances so your HOA has what it needs to review the project, and we wait for approval before we start.

Question 2 of 4

Can you replace the builder-grade fireplace in my family room?

Yes. We match a new fireplace to the existing framing where we can, or reframe for a larger linear unit, and update the venting to suit the new appliance.

Question 3 of 4

Will a gas line to my fire pit tear up the lawn?

There is a trench, but we route it around irrigation, trees, and beds, then restore the sod or bark when we backfill. Under patios we bore or sleeve instead of cutting pavers when we can.

Question 4 of 4

How long does a Sammamish fire pit project take?

A fire table with a short gas run can be done in a day or two, and a custom stone feature takes longer. HOA approval and permits usually take more time than the build itself.
